Entire top floor of an high-end gated development constructed in 2011; this outstanding and exclusive penthouse apartment is a rare opportunity not to be missed. With secure gated parking for two cars, a full width, south facing sun terrace, and panoramic views from the sea to the South Downs, it is certainly unique. Designed with both luxury living, security and comfort in mind, it works perfectly as both a family home and for high-end entertaining, and it is ideally positioned between the fashionable bars, restaurants and boutique shops of Seven Dials and is opposite Dyke Park with tennis, cafe and open-air theatre. For London commuters, the station is an easy walk, so for professionals, investors or second home owners, looking to live in luxury between the coast and the countryside – this property really has it all.
Set back from the road behind border walls and secure gates, South Court is an imposing building which has been built in keeping with its prestigious neighbours on Dyke Road, but with an unmistakably contemporary finish.
Drive in through remote controlled, wrought iron gates, and directly into either one of two parking spaces which are sheltered and next to two private store cupboards: keeping you clear of the elements. A door to your right then opens using a key fob, or audio entry for your guests, to a small communal area where you can choose to take the lift or stairs to your floor.
Reception room:
Bi-fold timber doors open to reveal the reception room from the hallway, where the sheer scale of the space is breath-taking. Double height vaulted ceilings create a contemporary feel to this room and the south facing wall is entirely glazed up to the peak of the gable; including full length bi-folding doors which open completely to the sun terrace. Engineered oak floors flow throughout the room from the entrance hall and have been paired with buttermilk walls to provide a smart yet neutral canvas to suit all types of furnishing. In a room of this size, you immediately think about entertaining; where friends can sit around a large dining table or spill out onto the terrace for drinks. It also manages to feel homely though, and being elevated from the street, it is perfectly tranquil with just the tops of trees and big open skies to look out upon. During the summer, you can allow the cool coastal breeze to flow through, or the Vent Axia adjustable air ventilation system is incredibly efficient at removing cooking aromas and keeping the air clean and temperate.
The open plan kitchen:
Running along the rear wall of the main reception room, the kitchen/breakfast room enjoys the same exquisite vista, and being sociably open to the room, you can chat to your family or guests as you cook. Stylish units have been paired with black granite worktops, and into these, the finest quality, Miele appliances have been fitted. These include a fridge freezer, dishwasher, microwave, oven and gas hob, while the integrated washer/dryer machine is by Neff. There are ample power points and extra Velux windows for additional light and ventilation, plus a built-in wine rack and hot plate runs along the alcove wall opposite.
Study/gym room/snug:
The main reception was originally a ‘T’ shape with the kitchen on the western point and a dining area to the east. At the request of the current owners, the original builders of South Court erected a perfectly matching stud wall to create a second smaller reception room which they use as a gym and home office. It could have many uses, however, depending on need; a TV snug room/teenage gaming room or play room for little ones perhaps?
The Sun terrace:
Accessible from the living room, the sun terrace is a joyful space with glass balustrades to ensure the spectacular view is not interrupted from within. It runs the full width of the living area so there is plenty of space to sit outside to dine alfresco during the warmer seasons. Here, you can often hear the music and plays taking place in the outdoor theatre within Dyke Road Park, or you can watch a tennis match or two. During winter, the trees are free from leaves so you can see a great expanse of sea with church spires rising up above the city, while to the west, you can see the patchwork hills of the countryside as they wend their way round to Truleigh Hill. Both morning and night, the sunrise and sunsets are incredible, and on Bonfire Night, the sky lights up with the displays of the city.
Master bedroom suite:
From the main reception room you turn left along the corridor to the master bedroom suite at the far end. This is another elegant room which has been tastefully decorated in soft cream tones and a deep, double wardrobe. From here, the en suite bathroom feels chic and glamorous with dual conical basins set into a stone topped vanity unit, and along with a separate shower with a rainfall head, there is a deep Jacuzzi bath to while away the hours after a long day. Velux windows ensure your complete privacy.
Bedrooms 2 & 3 and bathrooms 2 & 3:
At the far end of the hallway, passing the entrance door and two deep cupboards housing the central heating system, coats and shoe storage and household items, you come to the family or guest bathroom which is a lovely size with a rainfall shower over the bath and the same fine quality finish as the en-suites elsewhere with ample built in cupboards. Bedrooms two and three sit at the opposite side of the apartment, nicely tucked away from the master, and as expected, these rooms are both fine size doubles with refined interiors, including built in wardrobes, for a luxurious finish. Bedroom two has an en-suite bath room, which again has a stylish décor with glass topped shelves and built-in high quality cupboards with matching tops.
An additional storage room houses the controls for the Vent-Axia ventilation system and provides access to the loft in which the current owners store suitcases and Christmas decorations.
Owners’ comments:
“South Court has been a wonderful home for us since 2012. Having a secure building with parking was essential for us as we like to travel so we need somewhere to lock-up-and-leave, but the location is also incredibly convenient. You have a 24hour Tesco just 1 minute’s walk up the road and all the vibrant bars and restaurants of seven Dials just a few minutes away on foot, plus the station is just 15 minutes walk for commuters. We enjoy the views at all times of year, and for somewhere so central it is wonderfully peaceful up here. We also have the Booth museum on one side and the Territorial Army barracks to the rear, so the only noise we occasionally hear is a band practicing their marching songs at a rare weekend. You can watch the world go by from the terrace which is a treat during the summer, but we are moving as we want our own garden. This is a lovely, welcoming home, however, which is ideal for families and professionals alike, so we hope the next inhabitants love it just as much.”
